PLM screening identifies the composition of residue so your insurance claim is supported by laboratory-confirmed evidence, not just a visual walkthrough. When Testing Is Required or Recommended

Situations that typically trigger testing

Some of these are legal requirements. Others are just good sense before you spend money on a renovation or sign a lease.

Required — NJ

Lead sampling at tenant turnover in pre-1978 rentals (NJ P.L. 2021, c.182). Landlords must test or provide documentation from the last 2 years.

Required — NYC

Annual lead dust wipe testing in apartments with children under 6 in pre-1960 buildings (NYC Local Law 1). Landlord obligation, not tenant.

Lead and mold testing before purchasing any home built before 1978. Gives you documented leverage before closing and avoids expensive surprises after.

Questions we hear from homeowners

Do I need a professional to collect the sample?

For most tests — no. We ship you a collection kit with step-by-step instructions, and you mail it back. For air sampling (mold spore traps, silica, VOC) you typically need a pump and cassette that our field professionals handle. We'll tell you upfront which one applies to your situation.

How long does it take to get results?

Lead, metals, and water results are typically 24–48 hours from when your sample arrives at the lab. Mold microscopy is 3–5 business days. Rush options are available for most analyses. We email the report as a PDF you can share with your realtor, attorney, or contractor.

What happens if the results come back elevated?

We report your results against the applicable action level and explain what the number means. We do not perform remediation and we will not refer you to a specific contractor — that's intentional. For next steps, your local health department, a licensed lead or mold abatement contractor, or your pediatrician (for lead) are the right contacts.

Will my report hold up with my real estate attorney or insurer?

Yes. Our reports are issued under NVLAP, AIHA-LAP, NJ NELAP, and NY DOH ELAP accreditation and are accepted by courts, insurance carriers, real estate attorneys, and regulatory agencies. The lab code and analyst signature appear on every report.
