Mold surveys: the
whole-building view
A mold survey combines air sampling, surface sampling, bulk material analysis, and a thorough field walkthrough into one integrated survey of an entire building or facility. The output is a written report that tells you the extent and origin of the problem, not just whether mold is there.
Survey vs. testing vs. assessment
The three terms get used interchangeably in casual conversation. We treat them as different work:
Assessment is the visual walkthrough, what can be seen, what's wet, what smells off. Output: a field notes report.
Testing is collecting and analyzing a sample or two from a known suspect area. Output: spore counts and a comparison to outdoor air.
Survey is the full-building program: a coordinated assessment plus enough air, surface, and bulk samples to map the extent and origin of the problem across the property. Output: a written report that supports a remediation plan or a property decision.
What a survey includes
Visual assessment
Walkthrough of every accessible area, with moisture-meter readings, thermal imaging where helpful, and photographic documentation.
Air sampling
Indoor samples in each affected zone plus an outdoor reference. Spore traps as standard; surface tape lifts and bulk exam when the project warrants it.
Surface & bulk
Tape lifts and swabs on visible growth, plus bulk samples of materials suspected of harboring hidden growth (drywall, carpet pad, ceiling tile).
Written report
Extent, origin, species ID, and a remediation scope that contractors can price against. IICRC S520-aligned where applicable.
Real cases where a full survey is the right move
Commercial buildings
Multi-tenant offices, retail centers, schools, healthcare facilities. Anytime the question is "is there a mold problem in this whole building" rather than "in this room."
Post-flood / post-fire
After a major water event, the visual damage is only half the picture. Surveys map secondary growth in cavities and HVAC systems.
Pre-purchase due diligence
Buying a large or older property where one or two spot tests don't give enough confidence. The survey is part of the deal file.
